Salesperson Yasuko must advise a seller on the asking price for a mid-floor 99-year leasehold apartment. Recent completed sales concern similar leasehold units but differ in floor level and condition. The owner points to an unsold freehold penthouse advertisement as evidence of what the apartment should fetch, while an old file contains a sale in the same block from two years earlier. Yasuko must explain what each source can support before recommending a price.
